A partner visa application in Australia, buying a property and getting the mortgage right for stamp duty?

Hi,

I lodge my partnership visa 801 in October and I'm waiting for an outcome. Me and my partner have found a lovely house that we want to buy but if I'll be in the title, we'll have to pay more stamp duties as I'm not permanent yet.

We don't want this. The fact that I won't be on the title can be an issue? What if we buy on his name on title and mortgage, but we show to the government that we are paying the mortgage from our joint bank account?

On the title and the mortgage won't be written my name though. Would this be an issue to immigration? What should we do to buy this property on only my partner's name and not having risks of a visa refusal?

Hello E.,

Financial aspect is the most important part of a partner visa application. You need to prove how you are sharing financial matters as a couple. To do this, you can provide joint bank statement, joint bills, and joint mortgage/lease.

There’s no problem on your visa application if the mortgage is only on your partner’s name. You can have a joint bank account which pays the mortgage amount. Also, you can have joint utility bills that are paid from a joint bank account.

Other than that do shopping grocery/ house repairs/car’s maintenance/makeup/restaurant bills/travels all from joint bank account. Deposit your earning/salary into this joint bank account.

This will be more than enough to prove a healthy relationship. In fact, most partner visa applicants do not hold a joint mortgage. But if you are renting, a joint lease is important.

Make sure to upload all of these documents in your partner visa application. You can also upload a word file in your partner visa applications attach documents section, explaining all the above financial aspects of your relationship.
